Planning and Zoning Department

The Planning and Zoning Department is involved with land use, zoning, local ordinances, zoning permits, development of the community, and provides staff to the Planning Commission and Zoning Board of Appeals. Caledonia Township has contracted planning and zoning services with ROWE Professional Services Company. The Planning and Zoning Department are involved in processing applications for Site Plans, Zoning Board of Appeals, Land Divisions/Lot Splits, and Land Use Permits.

The acting Zoning Administer is Ben Keller, Graduate Planner at ROWE Professional Services Company. Office Hours at Caledonia Township are on Wednesdays 10:00am-12:00pm.

Upcoming Public Meetings

Planning Commission

Planning Commission meetings are held the first Thursday of every month at 7:00pm at Caledonia Township Hall, 135 N. State Street, Owosso, MI 48867. If there are no items on the agenda, the meeting may be cancelled. 

 

Zoning Board of Appeals

Zoning Board of Appeals meetings are held the first Wednesday of every month at 7:00pm at Caledonia Township Hall, 135 N. State Street, Owosso, MI 48867. If there are no items on the agenda, the meeting may be cancelled. 

 

Ordinances

There are several ordinances that relate to the Planning and Zoning Department including the Caledonia Charter Township Zoning Ordinance, Zoning Map, Master Plan, and Future Land Use Map, Solar Ordinance and Sign Ordinance.

Zoning ordinances are the local rules/regulations of the community. Zoning is districting of different land uses within the community. Each zone has their own set of density requirements, location, size requirements, building requirements, and more. These are the guiding rules of the community besides federal and state regulations.

The planning of the community is looking into the future and see how it is changing, the vision for the future, and how to achieve this vision. The Master Plan encompasses the existing features, changes, vision, and implementation to achieve the vision. The Future Land Use Map is the future vision of the zoning map.

Changing the use of a building or property.
Building a new principal or accessory building other than a single family residence, duplex or a building accessory to one.
 

Changing the use of a building or property to one that requires a Special Use Permit.

Changing the use of a building or property to one that is not allowed in the zoning district the property is currently located in. (See Table of Uses for list of uses allowed in each zoning district)
Proposing a new development or changes to an existing building, parcel, parking lot or other improvement that does not meet the requirements of this ordinance. Believe that a decision of the zoning administrator or Planning Commission on an administrative decision including site plan and SUPs was incorrect.
Wish for clarification regarding a provision of the zoning ordinance or the location of a zoning district boundary.
Building or expanding a single family residence, duplex or a building accessory to one.
Constructing or expanding a building as part of a Special Use Permit.
         
Expanding an existing parking lot or constructing a new parking lot of 9 spaces or less.
A change in use that requires an increase of 10 or more parking spaces.
         
Erecting or modifying a fence.
